Sunrock is installing a PV system with a total output of 6.7 MWp on Frasers Property Industrial’s sustainable flagship project “The Tube” in Düsseldorf, North Rhine-Westphalia. This rounds off the comprehensive sustainability measures of the project, which is aiming for platinum certification from the Deutsche Gesellschaft für Nachhaltiges Bauen (DGNB). Development of the PV system began in September 2024 and commissioning is scheduled for spring 2025.
Sunrock, the leading European developer of photovoltaic systems for large-scale rooftops, and Frasers Property Industrial, multinational developer, owner and operator of logistics and industrial real estate, announce the launch of a large-scale photovoltaic project in Düsseldorf-Reisholz, North Rhine-Westphalia: A photovoltaic system with around 14,600 modules and a total output of 6.7 MWp will be installed on the roof of the new industrial and commercial park “The Tube”. Sunrock is renting the 74,000 m² roof area of the new development for this purpose. The project contributes to the high sustainability standards of the property and will provide future tenants with clean energy.
The PV system complements the flagship project’s comprehensive sustainability measures, which also include an intelligent heating system based on state-of-the-art heat pump technology and a smart metering system to optimize energy consumption. With the brownfield development on a former industrial site, Frasers Property Industrial is aiming for platinum certification from the Deutsche Gesellschaft für Nachhaltiges Bauen. This is also the first time that DGNB Gold certification has been awarded for the CO2-reduced and transparent dismantling of an industrial site.
Local power generation of over 6,000 MWh per year
The PV system is a central component of the sustainability package and makes a significant contribution to reducing CO₂ emissions. With 6,039 MWh produced per year, the system reduces CO2 emissions by around 2,627 tons annually. A local PPA (Power Purchase Agreement) gives future tenants the opportunity to purchase the green electricity at attractive conditions. One of a total of eight rental units has already been let to a leading pharmaceutical logistics company, and the owner is already in concrete negotiations for further units.

Alexander Heubes, Managing Director Europe of Frasers Property Industrial, says: “‘The Tube’ is the first project in Germany that we are developing on the basis of our revised ESG requirements and for which we are aiming for DGNB Platinum certification. This forward-looking energy supply concept will allow CO2-neutral operation of the property in the future. ‘The Tube’ is a good example of how a logistics property can contribute to the energy transition as a solar power plant.”
Work began on September 30, 2024 and the mounting structures have now been fully installed on the roof. Cable routes and lines are currently being laid, while the installation of the solar modules is scheduled for January 2025. Connection to the electricity grid is planned by the end of March 2025.
“We are delighted to contribute to this flagship project in Düsseldorf and are now working quickly towards the commissioning of the PV system. The partnership with Frasers Property Industrial is an example of how photovoltaic solutions can benefit both tenants and building owners by providing clean energy directly on site and future-proofing logistics, industrial and commercial properties,” explains Georg Brenninkmeijer, Managing Director Sunrock Germany.
